The basic project structures the commission
When people ask what a basic project is, the point is not only to provide a technical definition. This stage helps define the overall project direction and check that the proposal has a viable basis before moving into greater detail.
That is why the basic project supports key decisions about site approach, spatial organization, volume, regulatory criteria, and the general direction of the commission.
What it usually includes and what it does not yet close
A basic project usually gathers the information needed to explain the proposal with enough clarity and connect it to the relevant administrative framework. It should make clear what is intended and why that solution makes sense.
What it does not yet do is solve every constructive element, installation, or execution definition in maximum detail. That belongs to a later development stage.
Why this phase deserves real work
When the basic project is improvised, everything that follows rests on a weak basis. When it is properly developed, later decisions move forward with fewer changes and greater coherence.
At BAU, we use the basic project to align viability, design, and technical strategy before moving into execution detail.
